Iulius company leases first class A office building in Openville Timisoara

Iulius Company, the only developer and operator of mixed use projects in Romania, completed the first class A office building of the seven that will be included in the Openville Timisoara, United Business Center 2 (UBC 2). The building comprises 12 floors, spans on a gross leasable area of 18,000 sqm and is fully leased by companies such as: Ness Software Engineering Services, Autoliv Romania, PwC România, and Bitdefender.

UBC 2 was designed to meet the requirements of our partners and we are honored that major companies in fields such as IT and automotive have chosen this building for the purpose of consolidating their operations. Due to its central location, the benefits designed for the employees in the mixed-use project, as well as the state of the art technical fixtures and sustainable solutions implemented, UBC 2 is the most up-to-date and efficient office building in Timişoara,” said Iulius CEO Iulian Dascalu.

The office portfolio of IULIUS Company now adds up to nine operating class A office buildings, with a gross leasable area adding up to 106,000 sqm, developed under the United Business Center brand.

The second office building will comprise 12 floors and a gross leasable area of 13,000 sqm, currently pending construction in Timisoara. For this building, the IULIUS Company signed a partnership with Atos, the international IT services provider, for the lease of a 6,000 sqm area.

UBC 2 will earn its LEED certification, being fitted with state of the art, energy efficient systems, installations and equipment that were specially selected to ensure compliance with the green building standards. The buildings will also benefit from the implementation of sustainable operation policies geared towards improving the cost effectiveness of utilities and enhancing the tenants’ comfort. The green solutions to be implemented include: enhanced levels of natural lighting, automatic adjustment of indoor light intensity, smart system for the centralization of the electric installations, state of the art ventilation systems that will ensure a constant temperature and an optimum amount of fresh air, special glass fasades that provide thermal and solar protection, bicycle parking racks, showers and locker rooms for people who get to work using this means of conveyance.

Also for the purpose of saving resources and optimizing their operation, the office buildings will benefit from the most advanced German technology in the field of smart building management developed by the Bosch Company. Building Integration System will enable the centralization of all the building monitoring and control systems in the buildings within the Openville project on a single platform, thus increasing the operating efficiency, cutting operating costs, and ensuring a maximum level of security.
