1,200 sqm by Flex Romania in the UBC1 building of the Openville Timisoara Project

As of this spring, the United Business Center 1 (UBC 1) building of the Openville Timisoara mixed-use project shall accommodate the offices of the Flex Romania company, a division belonging to one of the most important international players on the technology, equipment designing and manufacturing. 

1,200 sqm premises have been leased by Flex Romania within the office building completed at the beginning of December 2017 near Iulius Mall Timisoara. UBC 1 has a total leasable area of 13,000 sqm and is the second building offered to the local market by the IULIUS company within a single year, after UBC 2 (18,000 sqm), in January 2017.

„We’ve worked together with our partner for offering Flex Romania team modern, functional and flexible premises, adjusted to the employees’ needs and preoccupations, premises where they will feel happy to work. The new premises shall allow the employees to be creative and successful, but also to better value their time having a number of facilities in their proximity,” said Laurentiu Manea, office buildings Openville manager.

Flex company is present in Timisoara since 1998. With the promise to help people live smarter (Live smarter™), Flex offers its client a full range of services starting from designing and engineering to manufacturing and logistics services. Internationally, Flex has approximately 200,000 employees working in more than 100 factories within 30 countries, the local team comprising more than 4,000 employees. Approximately 130 persons engaging on worldwide projects shall carry out their activities in the company’s offices within the UBC 1.

„We needed high-end office premises due to the extension of our operations in Romania. Openville has entirely fulfilled all our requests to this end,” said Adrian Dumbrava, general manager of Flex Romania.

UBC 1 building has 12 levels, and the semi-basement is designed for retail and services premises, where, as of this spring, cafés and stores are going to be opened. The building has direct access to the park and the new retail areas that are to be fitted in the Openville project. Among the tenants present in the building are multinational IT companies.

The persons working in the newest office building in Timisoara have the opportunity to save time due to direct access they have to several services in Iulius Mall Timisoara: food court and restaurants for the lunch breaks, fitness center, stores, multiplex cinema, kindergarten, medical clinics, relaxation and socializing areas, parking spaces.

Also, by means of the Partner Card program, specially created for the office buildings’ employees, they exclusively benefit from promotions of up to 25 percent to more than 100 restaurants, cafés and stores within Iulius Mall Timisoara.

Designed in compliance to LEED norms, the UBC 1 makes use of the implementation of operating sustainable politics to increase the efficiency of the utilities costs and the tenants’ comfort.

The first phase of the Openville Timisoara development that is due to open in Q4/2018 will include: 100,000 sqm of office spaces, a 47,000 sqm additional retail area, a park, a traffic underpass and more than 1,500 new parking spaces fitted in a multilevel parking facility and an underground parking lot.

Openville Timisoara will be the business hub of the region. At the moment, the third office building – UBC 3, with 19,000 sqm of leasable area, is being developed and will be completed this year. Also the construction of UBC 0, the tallest building in Romania (155 meters and 27 floors), will be started soon.

Upon completion of the first phase, the office component will include a 50,000 sqm area in operation (in the UBC 1, UBC 2 and UBC 3 buildings) and another 50,000 sqm pending construction (UBC 0 – the tallest building in Romania; 27 floors and 155 m).

The Openville project is developed by the IULIUS and Atterbury Europe companies, adding up to an estimated investment of more than EUR 220 million.
