A regional business hub is forming in the center of Timişoara along with the upcoming delivery of the United Business Center 1 (UBC) office building within the Openville mixed-use project. This will be the second building opened by the IULIUS Company this year in the vicinity of Iulius Mall Timişoara.

The largest city in the west of Romania is increasingly consolidating its position as an active player on the national class A office building market. The IULIUS Company will build no less than 130,000 sqm in seven buildings integrated in the largest regional mixed-use development located in the area around Iulius Mall. Of these, an 18,000 sqm office building was opened early this year, the second one (spanning on 13,000 sqm) is pending completion in the immediate future, and the construction works started this summer for another 18,000 sqm in the third building designed under the UBC brand.

A genuine engineering and IT specialists’ community has already crystallized in the Openville Timişoara offices, with the tenant list including multinational companies such as Ness Digital Engineering, Autoliv România, ACI Worldwide, Bitdefender, Azets, Atos, or Visma Software.

There is a continued demand from major companies that wish to gain access to Timişoara or to expand their operations in the city along the Bega River. Investors request vast, high quality office spaces, located in the downtown area and particularly in the proximity of facilities and services that are important for their employees.

Services and discounts for employees in Iulius Mall Timişoara

The IULIUS Company office buildings are the only ones in Timişoara that are located and integrated in a mixed-use development, as well as the only ones providing the advantage of proximity to the services offered by Iulius Mall.

As such, the Openville project integrates a mature retail component that draws an annual footfall of 16 million visitors and provides the people working in the office spaces with useful benefits both during and after work. Working in the Openville project translates into access to the food court area, restaurants and cafés for lunch breaks, the fitness center, hundreds of stores, multiplex cinema, kindergarten, medical practices and various services, as well as to indoor or outdoor venues designed for relaxing and socializing. Moreover, by using the Partner Card program specially created for them, the employees benefit from exclusive promotional offers as high as 25% in over 100 locations in Iulius Mall.

Offices with access to and a panoramic view of the park spanning on over 55,000 sqm

The Openville project is a “green” project both literally and figuratively, as the facilities for the people working in the UBC office buildings will also include access to the largest suspended park in Romania. All the seven office buildings will benefit from a panoramic view overlooking the green space spanning on over 55,000 sqm and the location in its immediate proximity. The park will provide the employees with the possibility of relaxing outdoors during breaks, as well as to socialize and unwind in the numerous cafés and restaurants that will be fitted in the Openville Park.

Located in the downtown of Timişoara, Openville will be a unique destination in the west of Romania, with a regional impact resounding well across the border. This will be the ideal workplace and a special shopping and leisure destination.

Openville means 130,000 sqm of office spaces, 450 stores, the first organic market in the region, themed restaurants and cafés, events and conference center, the largest suspended park in Romania, areas designed for children, as well as a parking facility for over 4,0o0 motor vehicles.
